We're under contract on a house in the county and the inspection period is ticking. The listing says septic, and our home inspector told us straight out that he doesn't evaluate those and we'd need a separate specialist. Nobody in our agent's circle seems to know who does that. What does a septic inspection for a real estate transaction actually cover, and is it worth pushing the closing to get one done properly? The sellers say it was serviced recently but couldn't produce any paperwork, which isn't exactly reassuring. I'd rather spend a few hundred now than inherit a five figure problem in our first year of ownership here.

Push the closing if you have to. A proper inspection covers locating the tank, checking levels and baffles, evaluating the drainfield, and often running water to see how the system handles it, and it comes with documentation you can hand to a lender or use to negotiate. It's a different animal from a routine pumping. We had ours done by Rock Solid; their Septic Services  list includes real estate inspections specifically. One thing to expect, if the tank hasn't been pumped in years they may need to pump it to see anything, so budget for that on top. Get the report in writing before your inspection period ends, a verbal summary is worth nothing in a negotiation.
